How It Started
In November 2019, a residential project at 2200 E 14th Street got underway. Building, electrical, and plumbing permits were pulled from the City of Austin. Work began. And then — the original contractor walked away.
For five years, three open permits sat dormant at the City of Austin. The property eventually went to the bank. And there it sat — unsellable — because it couldn’t pass code. No Certificate of Occupancy meant no sale. Austin realtor Dustin Raye of Spyglass Realty needed a solution. That’s when Austin Home Renovations got the call.
What We Did
In March 2025, Austin Home Renovations filed the necessary administrative actions to take over all three permits and resume work. We solicited engineering, assessed the existing work, and formulated a complete compliance plan from the ground up.
Over the course of thirteen months we completed all necessary repairs and code requirements, filed Plumbing, Electrical, and Structural AMOCs, and submitted a new tap plan with Austin Water. We navigated five city departments — building, electrical, plumbing, environmental, and Austin Water — coordinating every inspection and resolving every deficiency along the way. Every permit. Every department. Every step.

The Result
On April 28, 2026 — thirteen months after Austin Home Renovations stepped in — every permit was closed. A Certificate of Occupancy was delivered to the bank. A property that had been unsellable for years is now fully permitted, fully compliant, and back on the market.
